This was a phased upgrade to a three story (40,000 square feet) brick/CMU building and associated parking lots. The building remained occupied during the entire construction process. Some tenants were temporarily relocated within the building while their suites were remodeled. The first phase was re-paving the asphalt parking lot utilizing geotextile fabric to prevent cracking being telegraphed, and pouring a new concrete entrance ramp to the lower parking deck and dumpster. The second phase was remodeling the six common bathrooms making them ADA compliant. The bathrooms were entirely gutted and remodeled with new fixtures and finishes. The finishes included ceramic tile floors, granite countertops, new toilet partitions on two floors and new bathroom accessories. The common hallways and vestibules received new carpet and vinyl wall coverings. All of the occupied tenant spaces were remodeled. Tenant renovations included design, budgeting, permitting, scheduling, demolition, framing, plumbing, mechanical, electrical, sheetrock, painting, doors, windows, and millwork. To accommodate the tenants and to reduce noise, work that involved floor drilling and demolition was performed after hours or on weekends. Those remodeling efforts entailed relocating interior walls to have a more efficient use of floor space, painting, and replacing the carpet. This project required close coordination and communication with the building manager and multiple tenants in order to minimize impact to current operations.
